One of our latest management clients is a case study in the Advanced Outdoor Solutions way of doing things.
This park is adorable, highly amenitized, and close to many magnets which draw people to their area. Even with all this, it was underperforming, desperate for some operational structure, and in need of technology and rate management.
Within 60 days of taking over the park, we will have installed technology, connected them to VRBO, Homeaway, and Air B&B, taken over the marketing, set and yielded rates, and doubled-yes doubled -their monthly revenue. We have been able to successfully increase their monthly rates to market price, and when inventory got low, yielding them even higher-some at a 42% increase.
We have cleaned, scrubbed, hired, and taken over the accounting. Now, instead of being in the dark, the owner gets financial reports, expense and payments reports, check runs analysis, We have reduced their credit card processing fees, and implemented insurance reforms that are now covering them like they have never been covered.
Was this without pushback? No, change never comes easily. We did lose a few guests when the rates increased, but these were readily replaced with guests who saw the value and had no problems paying for what this park now has to offer. Now we have a higher caliber of guest, a higher price, and the owner is at peace knowing his park is now productive. All in all, a win for sure!
